Terms & Conditions of RV Park Use

SITE SERVICE AGREEMENT

This Site Service Agreement (“Agreement”) is entered into by and between Roll on INN LLC (“Campground”) and ________________________ (“User”) as of the Effective Date set forth below.

  1. Landlord-Tenant Relationship
    This Agreement does not create a landlord-tenant relationship. The RV Site is provided for temporary, recreational use only.
  2. RV Site
    The Campground hereby provides services for RV sites on the Campground’s property. The Campground reserves the right to relocate the User to a substantially equivalent Lot on the property upon reasonable notice.
  3. Term
    The term of this Agreement (“Initial Term”) shall commence on the Effective Date below and end on the date specified in the User’s booking. Unless terminated by either party, after the Initial Term expires, this Agreement shall continue on a ______________________ (please enter term you wish you stay based on a daily, weekly or monthly timeframe).

  4. Park Rates and Other Charges
    Base Rates:
  • Weekly: $ 250
  • Daily: $ 45
  • Extended Stay: $ 400/month + electric

 Additional Charges:

  • Includes 2 adults; $10 per additional adult per night (up to a maximum of 5 adults).
  • Includes 2 children under 18; $10 per additional child per night.

Payment Terms: All rates are to be paid in advance and without demand. Payments will be made on our online portal unless previous arrangements have been made. If payment is not made within 3 days of the due date, a $25 late fee will apply, with an additional $10 per day until payment is received in full.

  1. Cancellation and Refund Policy
    Standard Stays:
  • Cancellations 30+ days prior to check-in: Subject to $5 booking fee.
  • Cancellations 48+ hours prior to check-in: 80% refund.
  • Cancellations 24–48 hours prior to check-in: 50% refund.
  • Cancellations within 24 hours prior to check-in or after check-in: Non-refundable.

Holiday and Game Day Stays:

  • Cancellations 30+ days prior to check-in: Subject to $5 booking fee.
  • Cancellations 14+ days prior to check-in: 60% refund.
  • Cancellations 8–14 days prior to check-in: 50% refund.
  • Cancellations within 7 days prior to check-in: Full amount charged.
  1. Rules and Regulations
    User and their guests must comply with the Campground’s written rules and regulations and all local, state, and federal laws applicable to the property. All RVs must be in clean, working order and manufactured no earlier than the date 10 years prior to check in or you need to get approval from Campground management prior to your stay. Campground reserves the right to decline space to any RV that doesn’t meet any/all requirements.
  2. Campground’s Right to Terminate Agreement
    The Campground may terminate this Agreement for any or no reason by providing the User a written “Agreement Termination Notice.” The User agrees to vacate the RV Site immediately upon receiving the Termination Notice unless otherwise required by Oklahoma law. For Acts of Default (defined below), no advance notice is required.
  3. Default by User
    The following acts constitute default by the User (“Acts of Default”):
  • Failure to pay rates or charges when due.
  • Providing false information to the Campground.
  • Non-compliance with rules, regulations, or laws.
  • Remaining on the property after termination or expiration of this Agreement.
  1. Condition of RV Site
    The User acknowledges the RV Site is in good condition at the start of this Agreement. Upon termination, the User agrees to return the RV Site in similar condition. Charges may apply for any damage or required cleaning.
  2. Vehicles per Site
    One RV and two vehicles max per site. No washing vehicles or RVs on site.
  3. Campfire or Grills
    Gas Grills are permissible as long as there are no burn bans in effect. Grills must be attended at all times. No charcoal grills or open fires are allowed.
  4. Trash
    Bag all trash and place in designated dumpsters.
  5. Sewer
    Sewer collars or donuts must be used to hook up to the sewer line.
  6. Smoking
    No smoking inside any public building, laundry, or mail area.
  7. Assignment and Subletting
    The User may not assign or sublet the RV Site or STUDIO Suite.
  8. Legal Proceedings
    All legal proceedings, including removal of individuals from the premises and collection of unpaid fees, shall comply with applicable Oklahoma state law. In the event of a legal dispute, the Campground may seek and recover reasonable attorney’s fees and costs if it is the prevailing party.
  1. Notices
    All notices must be in writing and sent to the addresses provided by the parties. Notices become effective upon mailing via certified mail.
  2. Pets
    The User shall be solely responsible for the behavior, hygiene, and noise generated by any pet brought onto the premises. All pets must remain leashed at all times when outside the RV or dwelling. Pets are strictly prohibited from entering indoor communal areas, including but not limited to laundry rooms, restrooms, and other shared buildings. The User must immediately clean up all pet waste and dispose of it in designated receptacles. Tethering or leaving pets unattended outside is prohibited. Noncompliance with any pet-related rules may result in the assessment of additional fees and/or immediate termination of this Agreement. For Users residing in the on-site small home, a non-refundable pet fee of $150 per pet shall apply; only one pet is permitted, not to exceed 50 pounds.
  3. Credit Card on File
    The User must provide a valid credit card. The Campground may charge this card for damages, unpaid fees, or other charges as permitted by this Agreement. A statement of charges will be provided.
  4. Severability
    If any provision of this Agreement is found unenforceable, the remaining provisions remain in effect.
  5. Indemnity and Liability
    To the extent permitted by law, the User indemnifies and holds harmless the Campground from any claims, actions, or liabilities arising from the User’s use of the RV Site.
  6. Theft of Service
    Per Oklahoma law, any User leaving without payment or refusing to pay for services may be prosecuted for theft of service.
  7. Electricity Charges
    The User agrees to the following electricity billing terms:
  8. Monthly Stays (Extended Stay Guests):
  9. A $100 electricity prepayment is due at the start of the stay and will be held on the account for the duration of the User’s term.
  10. The User will be billed for their actual electricity usage monthly, based on metered consumption. The electricity charge for each month is due on the 1st day of the following month.
  11. The $100 prepayment will be applied to the final month’s electricity bill.
  12. If actual usage in the final month exceeds the $100 prepayment, the User will receive a balance due invoice, which must be paid in full within 10 days of issuance.
  13. If actual usage is less than $100, the remaining balance will be refunded to the User or applied to any outstanding charges.
  14. Electricity rates are determined by the Campground and are subject to change without notice.
  15. Tampering with electric meters is strictly prohibited and will result in immediate termination of this Agreement.
  16. Weekly and Daily Stays:
  17. For guests staying on a weekly or daily basis, electricity charges are included in the posted rate.
  18. If separate electricity charges are to apply, the Campground will notify the User at the time of booking.
  19. Quiet Hours
    Quiet hours are from 10pm to 8am every day. No loud music, no dirt bikes. Generators are not allowed, unless special permission is granted.
  20. Check-In and Check-Out
    Check-in may occur at any time on the scheduled day of arrival after 3 p.m. CST. All Users must vacate and remove their property from the RV Site by 11:00 a.m. CST on the scheduled day of departure unless prior written approval for a late departure has been obtained from the Campground. Failure to vacate by the designated check-out time may result in the assessment of additional fees and/or termination of this Agreement.

  22. Service Access
    • Free Wi-Fi is provided for registered guests of Roll On Inn RV Park.
    • The network is shared and not guaranteed for speed or uninterrupted access.
  23. Acceptable Use
    You will not use the network for:
    • Illegal activity, including copyright or data breaches.
    • Distribution of malware, spam, or offensive content.
    • Streaming high-definition video or engaging in excessive bandwidth use.
    • Hacking, probing, or interfering with the network or other users.
  24. Privacy & Security
    • This is a public, unsecured network. It is your responsibility to protect your data.
    • We may log limited technical data (e.g., device info, usage duration).
  25. Liability Waiver
    • Roll On Inn RV Park provides this service “as-is” with no warranty.
    • We are not liable for any data loss, breach, or equipment damage.
  26. Termination
    • Access may be blocked without notice if the policy is violated.
  27. Legal
    • Governed by the laws of Oklahoma. Disputes will be resolved in Lincoln County courts.
